Caderneta predial (selling): where to get it in Portugal

A seller gets the caderneta predial from the Portal das Finanças (Imóveis, Consultar Património predial); it is valid for 12 months. For a small single-owner building of up to 50 m2 it can also prove an energy-certificate exemption, if it matches the building.
